All the new tenancy notice periods and rules
Agents and landlords must now give tenants six months’ notice before they can evict, except in the most serious of cases, such as incidents of anti-social behaviour and domestic abuse.

TENANT FEES ACT 2019 – TRANSITION PERIOD COMES TO AN END
The Tenant Fees Act 2019 provided for a 12-month transition period for tenancies which started before June 2019 and ends on 31 May 2020, meaning any tenancy clauses in existing contracts that charge fees will become unenforceable after this date. |

ELECTRICAL SAFETY STANDARDS UPDATE
The Regulations were passed by Parliament on 18 March 2020 and will come into force for new tenancies from 1 July 2020 and all existing tenancies from 1 April 2021. |

MINIMUM ENERGY EFFICIENCY STANDARD (MEES)
Prime Choice is reminding clients that the remaining provisions of the Minimum Energy Efficiency Standard (MEES) came into force, 1 April 2020. We have of course informed clients of this previously and acted where appropriate but believe it is important to be aware of this. |

What does the COVID-19 Act mean for private sector landlords?
In response to the Coronavirus outbreak, the Government announced a “radical package of measures to protect renters and landlords affected by coronavirus. As a result, no renter in either social or private accommodation will be forced out of their home during this difficult time.” The Government’s emergency legislation, the Coronavirus Act 2020 (“the Act”), is now in force and makes changes to the procedure for serving notices seeking possession. The Government has also published guidance for landlords, tenants and local authorities explaining their rights and responsibilities during these unprecedented times.
