WE STRONGLY SUGGEST REVIEWING THE SUPPORT VIDEOS HERE. THESE CAN PROVIDE SUPPORT AND ASSISTANCE FOR MANY QUERIES INCLUDING WHAT TO DO IF YOUR BOILER BREAKS DOWN AND WHAT TO DO IF YOU HAVE A POWER CUT. FOR EXAMPLE A COMMON ISSUE IS A BOILER CONDENSE PIPE FREEZING WHICH CAN BE RESOLVED WITHIN MINUTES.
What to do in an Emergency?
An emergency is something that could not have been foreseen, and which could cause serious damage to the property.
Emergency repairs are generally specific to power and water and most contractors that attend to these sort of problems (power failures, major leaks and flooding) will do the minimum overnight to stem the problem and then re-attend the next day when they will cause less disruption to other residents, be working in daylight and on normal rates.
If you have an emergency you should also take what reasonable precautions you can to prevent any damage, including switching off electric or water supplies or trying to contact your neighbour if there is a leak coming from their property.
Examples of emergencies include:
EMERGENCIES ARE:
- Loss of electrical power (you must contact your energy provider first)
- No water (please call Anglian Water first on 08457 145 145)
- Burst pipes/severe leaks (you are responsible to turn off the water to the property immediately)
- Where the property is not secure (broken windows or doors following a break in)
- No heating (when temperature is sub zero - please note, heating issues may require parts to be ordered and may not be resolved immediately)
**Please note that if it is not a genuine emergency and is a routine repair, you will be held liable for the cost of the call out. If you instruct alternative tradesmen you maybe responsible for any costs if the callout is unreasonable or unjustified**

We understand that you may need to contact us in case of an emergency. We therefore have some contractors who maybe available for emergency repairs, please note, they are independent tradesman and maybe subject to availability. Please note: If you have lost your key or you have locked yourself out of the property, you will need to contact a locksmith directly and you will be responsible for the cost. We do not offer an out of hours emergency locksmith. You will also be responsible for providing the office with 2 sets of keys if a lock is changed.
